For any property you're considering as an investment, request the actual rental history — not the current owner's projections, not the management company's "comparable properties" estimate, but the real Airbnb and VRBO booking data or management company statements for the trailing 12–24 months. This tells you the actual gross revenue, occupancy rate, and average daily rate for that specific property at that specific location.
Walk-to-beach premium, pool vs. no pool, and number of beds are the three variables that most directly predict 30A rental performance. A 4BR home with a private pool that is one block from the beach in Rosemary Beach will dramatically outperform a 4BR home with no pool that is three blocks from the beach in a less desirable part of the same community, even at comparable square footage.
30A is not a yield-maximization market in the traditional sense — the high purchase prices compress cap rates. But the gross revenue potential for well-positioned properties is real.
